Starting Your Home Search

It doesn't matter if you are a first time buyer or an experienced home shopper, there are certain things that are important to know when starting your home search.  If you don't know what you want, where do you start to look?!

The Green Advantage Team and I can help ask the right questions to find out what is important to you.  Here are a few tips to remember when starting your home search.

  • LOCATION! LOCATION! LOCATION!
What is your most desirable community to live in?
Take into consideration things like: where do you work and how long do you want your commute to be; where do you want your kids to go to school; do you want to be close to amenities and entertainment?
  • WHAT CAN YOU AFFORD?
Have you gone for a pre-approval yet?  Don't forget to consider closing costs, such as insurance, legal fees, home inspections costs, land registration and land transfer fees.  You'll also need to remember moving expenses and service hook up fees when considering how much you can afford.
  • TYPE and STYLE of HOME?
Do you want less exterior maintenance and enjoy the benefits of condo living or do you have a green thumb and want your own prized gardens?  Also, is it important to you that everything is on one level (bungalow) or are you ok with stairs (multi-level)?
  • BEDROOMS & BATHROOMS
How many bedrooms and bathrooms do you need?  Do you need a guest bedroom / bathroom?  Will you require a bedroom for each family member, is your family still growing?  Will you be taking care of an aging parent or grandparent that will require a bedroom?
  • TIMING IS EVERYTHING!
Is there a specific time you need to be out of your current living arrangements? Do you have time to look around or are you in a rush?  When do you need to be in your new home?  If possible be sure to start your home search in lots of time, it may take a while to find what you like and need.
  • OTHER THINGS TO REMEMBER!
Are there specific requirements that you need in your new home? 
Does it need to be accessible or do you want a pool?  What about parking requirements?  Do you want an in-law suite?  Are you a hobbiest and need space for your sewing supplies or sports car collection?  Are you a handyman and able to do your own renovations or does the home need to be in move-in ready condition?
  • NEEDS vs. WANTS?
It is important to differentiate between needs and wants.
Do you need a home theatre room or would it just be nice to have.  Do you need 5 bedrooms or can you make do with 4?
